40, Wolborough Street. Mid 19th century facade to 17th century or earlier building. Two storeys. Probably cob. 19th century shop front. Carriage arch to left. Rear block has stone gable end with overhang to each side. Interior has 18th century doors and 19th century fireplaces.

Site visit 5th May 1983 by C. Henderson, J. Thorp and S. Timms. The ground floor of the front block has been considerably altered for a shop. The rear block is a 19th century addition. Earlier roof structure (including some trusses with short curved feet) survive beneath the existing roof covering. Building recorded by J Thorp in May 1983 prior to demolition for a road scheme. The National Monuments Record is said to have made some record in April 1983. Other details: Photos in DCC Conservation Section Collection.

No. 40 was built in the early 18th century. The site had been used for iron smithing in the 16th century. A cobbled carriageway was cut through the western end of the house in the early 19th century to give access to buildings at the rear of the tenement. Back courts containing numerous small dwellings were apparently constructed in many tenements in Newton Abbot from around 1800. Those on Wolborough Street, as in other parts of the town, were demolished without record earlier in the 20th century.

Excavation by Exeter Museums Archaeological Field Unit in 1983, in advance of demolition revealed evidence for a building on this site in the mid 17th century. This was probably of rectangular plan with a passage towards the east end, a fireplace in the back wall and a cobbled yard behind. In the early 18th century a rear wing was built at the east end. In the mid 18th century the front wall was rebuilt in timber and a new east wall added. The internal layout was also changed. By the early 19th century the front wall was rebuilt in limestone. Major structural changes followed as a carriageway was cut through the western end. Major improvements were carried out in the late 19th century and, in the present century a shop window was inserted. Other details: Figs.
