Full description

Grade II listed stables and traphouse, now stores and garage, dating from the late 18th century, extended in the 19th century and altered in the 20th century. They are in red brick laid in Flemish bond with ashlar dressings and have pantile roofs with brick coped gables and a single brick ridge stack. For the full description of this listed building please refer to the National Heritage List for England. {1}

An historical building analysis survey of the former coach hosue was conducted in 2009, prior to its proposed repair and re-use. The building is of two storeys and has a wide fronted, narrow plan form. The 19th century additions include a single-storey pedimented traphouse, projecting from the centre of the southern elevation, and a lean-to attached to the western gable. The building has three internal bays on the ground floor, originally used as a stable, coach house, and a small domestic area that extends to the first floor. Timber flooring provides a substantial hay loft area for the rest of the first floor, although this flooring was in poor condition at the time of survey. The roof structure of the original building was of sawn softwood purlins, tie beam, collars and rafters, although the projecting traphouse roof appears relatively modern. The building retains much of its original fabric and character, and dates from the first phase of the provision of coach houses and stable buildings for the middle classes, and as such is considered a principal component if the Pinchbeck Conservation Area. {2}
