Summary

Hayes is a good example of an evolved farmstead of 18th century origins. It was remodelled in the late Victorian or Edwardian period. The farmbuildings include an early 18th century threshing barn to the north-east of the farmhouse and an early 19th century L-shaped range, including stables, to the south-west. The threshing barn has now been converted.

Large dwelling house depicted with ranges of buildings to the north-west, north-east and south-west.

Hayes marked. Comparison with the Tithe Map shows the building to the south-west of the house to have gone and the range against the lane to have been extended. A garden is shown on the south-east side of the house.

Large double fronted two storey house in thatch and cob with arts and crafts movement connotations, adjacent stable block. Generous gardens with typical tall cob wall against adjacent street. This is an iconic building, one of only a handful of thatched houses left in the village.

Notification that, having taken into account all the representations made and having completed an assessment, it has been decided not to add Hayes farmhouse and outbuildings to the List of Buildings of Special Architectural or Historic Interest.
While Hayes appears to survive reasonably well and has origins in the early C18, both the farmhouse and its associated buildings have seen successive changes including historic additions and alterations in the later C18, the C19 and the C20. These have undermined the integrity of these vernacular buildings and resulted in
a loss of original fabric and features. It is, therefore, considered that they do not meet the criteria for listing.
The farmhouse and farm buildings are however of local interest and this is recognised by their inclusion in Exbourne Conservation Area.
REASONS FOR DESIGNATION DECISION
The farmhouse and farm buildings at Hayes are not recommended for listing for the following principal
reasons:
Degree of architectural interest: although a good example of an evolved farmstead of C18 origins, the architectural interest has been eroded by later alterations and additions; the remodelling of the farmstead in the late Victorian or Edwardian period lacks a cohesive architectural style and the changes are not of the interest required to outweigh the significant loss of C18 fixtures and fittings; the gradual extension of the farmhouse has eroded the legibility of its C18 plan form.
Degree of historic interest: it is not associated with a historic person or event of national significance that would raise the interest of the farmstead.
Group value: although of interest as a C18 farmhouse with associated contemporary farm buildings and a cob boundary wall, all of the buildings have been compromised by later alteration and loss of fabric, and none are of special architectural and historic interest in their own right.
Annex 1
The farmhouse appears to have early-C18 origins with significant phases of development in the late C18, and the late C19/early C20. The earliest phase is the single-pile, three-bay range that forms the principal house. The rear wing seems to have been added in the late-C18, and the two-storey lean-to to the rear was added in the early C19 creating a square footprint. The building is shown in this form on the 1840 tithe map for Exbourne. There was a significant phase of remodelling in the late late-Victorian/Edwardian period and many of the fixtures and fittings are of this date. There are a series of C19 and C20 lean-to additions.
The farm buildings include an early-C18 threshing-barn to the north-east of the farmhouse, and an early-C19 L-shaped range of farm buildings to the south-west. The threshing barn was converted to form two residential units in the early C21. The L-shaped range, which includes former cart sheds and stables, was extended to
the south-east in the mid-to late C19, as shown on the 1888 Ordnance Survey map. The farm buildings have been altered in the C19, C20, and C21.
