Water channels and sluices are shown in two small fields to the east of the River Exe.

The water meadow is visible as a series of earthwork ditches.

The site of the water meadow has been levelled and the site partly developed.

Black Bridge over the Exe carried water to fields on the east bank. There were water channels in the field next to the leat and river with small sluice gates.

The leat and sluices provided controlled irrigation in this area on the east bank of the Exe. It has been reported that water channels existed in this field, presumably a water meadow system. Sinuous channels are visible in the field to the south on aerial photographs.

A water meadow system of probable 19th century date is visible as a series of earthwork ditches on aerial photographs of 1947, to the east of the River Exe, Tiverton. The system occupies an area of approximately 5.22 hectares of fairly level ground on the eastern side of the River Exe. It is visible as a series of linear and curvilinear earthwork ditches typically northwest to southeast aligned and possibly fed by a stream to the northeast of the system. The water meadow is partly defined as a series of channels and sluices on the First Edition Ordnance Survey map of between the 1880’s-90’s. It is largely unclear, however how this system may have operated, or what components may have simply acted as land drainage. The earthwork ditches have been levelled and the western extent of site developed on by the time of aerial photographs of 1966, with the remainder of the site having since been completely developed on.
