Ordnance Survey maps from 1890 to 1905 show a small building north of the house. Its site is partially overlain by Kay House and no trace of it is visible today. Other details: Figures 2, 6.

A watching brief was undertaken during redevelopment of land at Lower Duryard. In the east-facing section of Trench 1 and the western end of Trench 4 (between Kay House and Duryard House) an east-west aligned wall was exposed, consisting of nine courses of brick bonded with hard white lime mortar. The wall was 0.7 metres wide at the top, stepped out to 1.1 metres at the base, and survived to a height of 0.75 metres. It is probably 19th century in date and may represent the south-east corner of the small building to the north of Duryard House shown on the 1887 Ordnance Survey map.
