Summary

An L-shaped house dating to the 18th century which is possibly on the site of an earlier house. The remains of a fireplace of 16th or 17th century date was found during the removal of a chimney stack. It is possible that this was part of the putative manor house but there is no other evidence to indicate the extent of any such building. The name, Manor House, was first applied in the mid 19th century.

No. 122 (Manor House), Fore Street, Heavitree, is an L-shaped, 2 storey, roughcast house with rusticated quoins, a modillion cornice and a slate roof. It is said to be an ancient manor house, but there is nothing now visible dating from before the late 18th century. The foundation and base of the walls may be older.

An L-shaped, two storey, roughcast house with rusticated quoins, a modillion cornice and a slate roof. Said to be an ancient manor house but there is nothing visible pre the late 18th century. The foundation and base of the walls may be older (citing DoE 1974).

There is no evidence for the building's status as a manorial centre prior to the name 'Manor House' being applied in the mid 19th century. In a survey of 1816 the property is referred to as a dwelling house. There appeared to be 4 main phases of construction. The earliest was represented by the cob and heavitree stone fabric on the west and south walls of the main block. The mud-bonded brick of the east wall of the south wing was built in mid 18th century. Most of the present structure was built in the 18th century with a 19th century extension to the west. During demolition of the chimney stack, it was found that the primary fireplace within the cob wall was a remnant of a probably 16th or 17th century building. The building was recorded prior to redevelopment of the site at 122-126 Fore Street.

Archeological monitoring was undertaken during the demolition of a chimney stack at No. 122 and during the excavation of geotechnical test pits across the site. Three main phases of use of the ground floor were identified. The primary phase featured Heavitree stone jambs. Two volcanic stone fragments were observed during demolition a keystone and a sprinter that formed the corner of a slightly rounded arch with ovolu moulding of 16th or 17th century date. The opening was subsequently narrowed with brick and most of the arch removed. This may have occurred during construction of the late 18th century building. The third phase comprised the insertion of a brick relieving arch and blocking with a cast iron fireplace of probable late 19th century date. The primary fireplace appears to be a remnant of an earlier building probably of 16th or 17th century date. It is possible that this was part of an earlier putative manor house but there is no other evidence to indicate the extent of any such building. No archaeological features were observed in the test pits.
