Two shops, now one unit. Early 19th century. Painted stucco, slate roof hipped to the left with a large truncated stack to the right. Double-depth plan. Exterior: three storeys; three-window range. The bay to the left, slightly canted backward, has a 3/6-pane sash window to the second floor and a 6/6-pane sash to the first floor. 4/4-pane sashes to the left of centre of the upper floors; an 8/8-pane sash to the second-floor right and a 6/6-pane sash in a curved frame and bay to the first-floor right. Twentieth century shop with a moulded cornice to the fascia and a two-pane overlight to a 20th century door to the far left. Interior: is altered. No.22 groups with listed buildings in Regent Gardens.
