House, originally a farmhouse. Circa early to mid C16. Colourwashed stone rubble, ended south west gable end. Thatched roof with half-hipped higher north east end and gabled lower south west end. Rendered dinning stacks.
Plan: 3 room and through passage plan with heated inner room to right which originally had a chamber above. The hall passage and the unheated lower end were divided by low screens and open to the roof originally. In circa early C17 the hall and lower end were floored and a fireplace in a front lateral stack was inserted into the hall and a gable end stack built at the lower end with a large kitchen fireplace and an oven and/or a scheduling chamber. The newel staircase at the rear of the higher end was probably also built when the chamber over the hall was created and the chamber over the inner room may have originally been approached by a ladder. Later the rear doorway of the passage was blocked and a small room created in the back of the passage. In the late C20 the house was extensively refurbished.
Exterior: Two storeys. The higher end to the right has C20 door into the inner room and C19/20 2-light casement with glazing bars into the hall and similar but smaller window above with thatch swept over. The front lateral stack is flush with the front wall of the house and has a slightly tapered tall stone rubble shaft. The trough passage doorway to left of hall stack has chamfered timber lintel and large open-front porch with stone side walls with internal seats and asbestos slate lean-to-roof continued over square stair turret to left which has small single-light window with old timber frame. To left of the stair turret a C19 2-light casement with glazing bars. At rear, north, small C19 2-light casement, are in blocked doorway to rear of passage. To left of centre a shallow square stair turret with small window and slate roof. Late C20 door to rear of hall enclosed within later C20 glazed conservation. The lower gable end wall is without windows; the higher half-hipped gable end has C19-C20 2-light casement with glazing bars.
Interior: plank and muntin screen between hall and passage with muntin chamfered on passage side only. Timber stand partition between passage and lower room. Solid wall between hall and inner room. Hall has fireplace with large unchamfered stone lintel, and chamfered crossbeam with scroll stops. The joists in the hall and inner room are C20, those the inner room are supported on stone corbels on partition wall. Full height front and rear hall windows which rise through the level of the inserted hall floor, the front window has timber lintel with hollow stop stops, the rear window is now a doorway. Lower room has a large kitchen fireplace with a chamfered timber lintel with scroll stops. A C20 doorway has been inserted into the side of the fireplace with a chamfered timber lintel with scroll stops. A C20 doorway has been inserted into the side of the fireplace through the oven or smoking chamber. Stone newel stair rising from lower room has timber treads and doorframe at bottom with possibly reused roll-moulded jambs which may have originally been the hall window jambs. The newel stairs rising from the rear of wall is probably also stone but has timber treads.
Roof: Smoke-blackened raised cruck truss with curved feet over 2-bay hall, and closed truss over higher end of hall smoke-blackened on hall side only. The truss at lower end of hall is smoke-blackened on both sides. The collars and apexes are morticed, the purlins are threaded and there appears to have been no ridge-piece. The rafters, battens and thatch are later. The roof over the lower end and over inner room chamber has been replaced in circa C18, the collars lapped and pegged to the principal rafters which are morticed at the apex.

Petoe. A 16th century farmhouse, later converted to a house and with 20th century alterations. Petoe retains the characteristic plan form of a Devon farmhouse, with notable surviving features including a plank-and-muntin screen, stone newel stairs, a large kitchen fireplace with oven or smoking chamber, and a soot-blackened raised cruck truss. A house is documented on the site from the late 14th century and has historic associations with the Champernowne family of Dartington Hall; a dated fireback of 1582 that once stood in the hall fireplace may bear the initials of Gawen Champernowne.
Reasons for Designation
Petoe, an early to mid-C16 farmhouse with later alterations, is listed at Grade II for the following principal reasons:
Architectural interest: as an evolved Devon farmhouse of early to mid-C16 date, retaining the characteristic three-room and through-passage plan; for the survival of significant historic fabric, including a plank-and-muntin screen, stone newel stairs, a large kitchen fireplace with associated oven or smoking chamber, and a soot-blackened raised cruck truss and other early structural elements; for the legibility of successive phases of alteration, including the C17 flooring of the hall and lower end, and the insertion of stair turrets, which illustrate the development of domestic arrangements.
Historic interest: for the evidence it provides of long-standing occupation, documented from the late C14 on the site, and associations with prominent historic landowners in the region.

Notification of completion of initial assessment. Due to an administrative error, Petoe Cottage was listed at Grade II in 1987 rather than Petoe. The List entry records Petoe as an early-mid 16th century stone house, whereas Petoe Cottage is a converted barn. Petoe Cottage was delisted in 2002 but the recommendation to add Petoe to the list was not furthered at that time. This assessment now reassesses its claims to special interest.
Petoe was originally a farmhouse, of early to mid 16th century date, with later alterations including a late 20th century extension to the south-west that adjoins a late 19th century outbuilding.

Notification that Petoe has been added to the List of Buildings of Special Architectural or Historic Interest. It is now listed at Grade II.
The special interest of Petoe was recognised in 1987 when it was first recommended for listing, and again in 2002, when another recommendation to add it to the List was made, although not executed due to an administrative error. The 2025 assessment confirms that the building described in the draft List entry for 2002 survives well and that Petoe merits inclusion on the List as a pre-1700 farmhouse retaining a significant amount of historic fabric.
Later C20 alterations have been carried out relatively sympathetically and with minimal intrusion on the historic fabric.
The building also has early documented links with notable landowners in the area, including the Champernownes of Dartington Hall, adding to its historic significance.
